Underfloor heating in the kitchen can provide a very pleasant temperature for enjoying a relaxed evening round the dining table on cosy winter evenings whereas the patio just off the sun room at the back of the cottage lends itself to barbecues on warm summer nights.

Just off the kitchen is a downstairs loo with wash basin.
